Demand for Food Factory Singapore
As e-commerce and food delivery services expand in popularity, Colliers International’s Singapore director of research Tricia Song thinks that demand for food factories in Singapore would stay robust.
In Woodlands Industrial Xchange, foodpanda established its first central kitchen in March 2018 with a dine-in option. A month earlier, Deliveroo has opened its second CT Hub 2 central kitchen.
Storage, processing, cooking and packaging of food for retail consumers as well as F&B businesses are all done at food factories.
While Colliers expects demand to fall short of supply in 2019-2020, delivery service providers have been able to maintain their market share despite increased competition.
Approximately 3.68 million square feet of new food manufacturing space is now under construction, which is nine to ten percent of the total amount of existing food manufacturing space. Over the next two years, this will be finished to a greater or lesser extent.
Almost all of the new supply will be concentrated in Singapore’s northeast, northwest, and eastern areas.
According to Colliers, central kitchens located near residential areas or the central business district attract higher prices and rentals.
In addition to F&B businesses looking to simplify their retail spaces, demand for such assets is being fuelled by the government’s push for innovation and increased efficiency in Singapore’s food sector.
The demand for food factories in Singapore’s city center is still robust, according to Colliers, with occupancy rates in established food production districts like Bedok North, MacPherson, and Pandan Loop ranging from 80 percent to 100 percent.
Occupancy rates for similar homes in newer and distant places, such as Senoko and Tuas, were about 60%.
Colliers predicts that pricing and rents for food manufacturers will stay steady over the next three to five years as a result of the plentiful supply.
The northern area has monthly prices ranging from $1.80 per square foot (psf) to $2.40 psf, while the western region has rates ranging from $1.50 psf to $2.40 psf.
“Food factories are one of the few bright spots in the industrial property market,” said Dominic Peters, senior director of industrial services at Colliers International.
“We urge that tenants pay attention to the rules and have an open mind about facilities located outside the city center in order to save on rent; and operators keep their facilities up to date in order to stay competitive.”
